Students Applying for a Property Online

At Digs, we work tirelessly to ensure that our processes are quick and easy to use, meaning we can keep our fees down. We have created an online feature that means you can apply for an available property through our website, instead of having to complete forms manually. This page provides further information on the application process and the terms involved.

We endeavour to keep the process as simple as possible, and will keep you updated on the next stage or information we require throughout the process until move in. It is very important that you read thoroughly and action what is detailed in our corresspondence from start to finish to avoid unnecessary delays and added stress to you and your guarantor.   



How it works ... 

This section tells you how to apply online for a property. By undertaking any of these steps, you agree that you have read and understood the below terms and agree to be bound by them. 


1) Attend a viewing (book here if you haven't already):
DON'T FORGET to Bring your PHOTOGRAPHIC ID to the viewing. Ideally a passport though this can be a drivers licence but this must be supported with further documentation. For further information please refer to page 3 of this leaflet ( or contact our office for more information. ​


2) Arrange payment of the non-refundable application fee of £240 each to the following bank details:

          Account Number: 03663434
          IBAN: GB49 MIDL 4010 1603 6634 34

Please use a reference of your / the tenant’s FULL name. Regretfully card payments can only be processed in person on the day of your viewing. Otherwise bank transfer only. ALL future payments such as deposit and rental payments will need to be by bank transfer to the above bank details.


3) Go to and enter your details. NB: Our online application currently doesn't work with the 'Safari' browser. We are working to get this fixed, but in the mean time please use another browser to complete the online application. 


4) Once the above is complete, you MUST email to confirming the below information:

          a) That you have PAID the application fee - state whether you paid by card on the day or bank transfer. 

          b) Which band you are applying for 

          c) Your preferred flat number if you have one.

5) Once steps 1-4 are FULLY complete, a studio will be reserved for you & will no longer be available for other applicants. If you have requested a particular studio number, we will do our best to reserve this for you however we offer NO GUARANTEE of which studio you will be allocated within your chosen price band.


6) Once stages 1-4 are complete, we will get in-touch with your nominated guarantor to ensure they fully understand their legal responsibilities. You can find further information on being a guarantor to pass on to your guarantor in advance of your viewing on the link on page 2. Guarantee agreements will be sent to your guarantor by email (after referencing) so please ensure a valid email address is supplied for them. We aim to have confirmation from the guarantors and signed guarantor forms received within 7 days of the booking though this is subject to guarantor availability & responses. Once the signed agreement is received and referencing is complete we shall issue the final tenancy agreement (AST) for you to sign online. If we have not had a response from you or your guarantors within 7 days of your booking, we reserve the right to re-advertise the property.

If you do not have a qualifying guarantor, please contact us immediately to discuss alternative arrangements.


7) In addition to the above, the payments noted below will be required at specific intervals as follows:

Holding Fee: £200 Payable at time of signing the tenancy agreement and NO LATER THAN 1st August 2018 - This is non-refundable under any circumstances. When your tenancy begins, this holding fee will deducted from the deposit due.

Dilapidations Deposit: The holding fee is redeemable against the dilapidations deposit on the first day of your tenancy and will be held in a protection scheme for the duration of your tenancy against the possibility of any dilapidation or outstanding monies at the end of the tenancy. Should all monies due be cleared in full and the property be in the same condition when you leave (excluding fair wear and tear), then this balance will be re-paid to you.  

Assuming all of the above is completed, there will be nothing else to do until the payment of the first rent becomes due on 1st August 2018. If your payments are not completed by this date, your reserved studio will be re-advertised and you are not entitled to a refund of any moneys paid to date. Terms of online application

By following the above steps you agree that you have read and understood the below terms and agree to be bound by them. 

1) All studios are offered on a first come, first served basis. If you decide to reserve a property and someone else reserves it at the same time, the applicant that:

          a) completes online application AND

          b) pays the total application fees first AND

          c) sends in the required email as per stage 4 above

will be awarded the property. If someone applies at the same time and you are unsuccessful, and reject a comparible studio, your application fees will be refunded less a £42 per person administration fee.  


2) To APPLY for any property using the above procedure does not mean that you have definitely been accepted as a tenant. If you do not have a qualifying guarantor, please contact us immediately to discuss alternative arrangements. Your tenancy is not confirmed until you have signed your AST agreement and paid your pre-tenancy invoice. If you are in any doubt about our terms & conditions please contact the office.


3) By completing the online application you are confirming to be bound by the following declarations:

          a) I declare that the information I have provided on this form is true and correct, and I fully understand the payments/timescales as outlined in the Lettings Process document, found here:

          b) I hereby authorise you to verify the details given and to seek references as required, including a banker's reference and a credit check and any other appropriate references. I agree to you disclosing the reference replies to the landlord/s of the property for which I am applying. 

          c) I understand that this does not represent any offer or contract of any nature. I further understand that if you decline to offer me a tenancy no explanation need be given. 

          d) I confirm that I have been given a copy of the Energy Performance Certificate (EPC) for the property that I am applying for. All EPC's are included in the listing description. All flats in Compton House are a band C. 

          e) I also confirm that I am eligible to reside in the UK in accordance with the 'Right to Rent' regulations & that I have provided original documentation to prove this.

          f) I confirm that I have read and understood the Fees List, found here:

          g) Under GDPR regulations you consent to the relevant information about you being held and used by Digs Property (Oxford) Ltd in relation to your tenancy with us.
